ACE Investment Properties recently purchased two homes on Hall Street in Albion from a landlord looking to sell off their properties as they head into retirement. Both houses have a lot of potential, and we were excited to get started on renovations.
The cozy house at 924 Hall street is a small one-bedroom, one-bathroom house with a den and detached garage. This house didn’t need a ton of work from an operational standpoint, but we did move some pipes off an exterior wall to prevent the chance of freezing. We also raised the shower head to a practical height.
From an appearance standpoint, we did a ton of renovations. We patched some walls and added a new coat of paint to make them clean and appealing as well as installing some new flooring. In the kitchen, the cabinets were in good shape, but need to be painted. We also installed a new countertop and backsplash and put down some warm vinyl plank flooring to help waterproof the floor and modernize it. We also put on a new door to the entry off the kitchen and spruced it up.
In the bathroom, besides the plumbing updates, we installed a new vanity and toilet, and tiled the floor. Other updates included a new garage door for our new tenant. Think security first!
After it was all said and done, we leased the house without putting it on the market thanks to a current tenant’s referral.
